Due
The commission becomes due upon signing the preliminary contract (Contrato de Compraventa) or with the first down-payment — not only at the notary closing. Both sides know the terms before any legally binding step.
Worked example
For a purchase price of 100,000,000 PYG the breakdown is:
- Down-payment (20%): 20,000,000 PYG — customary to secure the property
- Brokerage commission (5.5%): 5,500,000 PYG — due at the time of down-payment
- Remaining balance: 80,000,000 PYG — at the notary
